The Challenge

The owner of this property required a room addition that would provide his family with more spacious dining and recreation rooms.

The design intent is to plan an addition that would integrate seamlessly with the existing frame house. It was important to take into account though, that the grade level of the west facade features brick that provides retention to the house from the sloping south grade and hence, it was a material featured in the addition.

Being the addition significant structurally for  floor framing, it required wide flange steel beams at the perimeter and intermediate supports.

The house expansion  was designed to be able to resist lateral wind forces on its own provided by the new concrete pilasters at the union of existing and new house framing.
